NEW CONSTRUCTION
A new home construction inspection is performed according to the Texas Real Estate Commission Standard of Practice and the International Residential Code. The inspection is broken down into three phases, foundation, framing and final. There are hundreds of points that are inspected during the inspection process; the following information will give you a basic idea of topics that are covered. The information below is only a representation of a new home construction inspection and is not all-inclusive. Foundation / Framing / Final

Foundation:

The foundation inspection is preformed prior to pouring the concrete on a monolithic slab or pier and beam type foundation. Beams and body of the foundation are inspected for proper depth, width and reinforcement placement.

Forms are inspected for allowable tolerances in elevation, bracing and closure. Vapor barriers are inspected for proper installation and repair.

Plumbing piping is inspected for proper clearances from reinforcement and mastic installation.

Monitoring the placement of concrete is performed with specific detail on monitoring the amount of water added to concrete on site, coverage of reinforcement, monitoring possible caving in of beams and air displacement at form perimeter.

Framing:

The framing inspection is performed prior to drywall installation. The framing structure is inspected for proper load transfer from the roof to the foundation, proper span and spacing, and proper notching of joists and studs.

Mechanical rough-in such as plumbing drain, waste and vent system, water and gas piping, electrical circuitry, air conditioning duct work, venting, air handlers and heaters are inspected for safe and proper installation.

Final:

The final inspection is performed when the home is in move in condition. The final inspection is similar to the general home inspection with specific attention to detail.

All equipment and systems are operated to insure proper performance and installation.

All structural points are checked such as site drainage, exterior wall coverings, flashings, exterior doors, interior walls, interior doors, ceilings floors, attic insulation, attic ventilation and roof covering
